What to Check Before Buying a Duplex
Structural, legal and practical checks before purchasing a detached, semi-detached or terrace duplex.
Building and approval
Ask whether building plan approval was obtained, and request copies. Confirm whether the house is completed, under construction or off-plan, and what is included at handover.
Quality of construction
Look for cracks, damp patches, roof leaks and poor finishing. Consider hiring an independent builder or engineer to inspect the property.
Estate services
Ask about service charges, security, water supply, power arrangements and road maintenance within the estate.
